How long a whole-home remodel takes in Toronto
Pre-construction runs three to six months. Design, engineering, drawings and City of Toronto permit approval all happen before demolition. Homeowners consistently underestimate this phase because nothing visible is happening.
Construction runs nine to fifteen months for a full gut or a major addition. Smaller whole-home projects that keep the existing structure can finish faster, but a nine month floor is realistic once structural work is involved.
A Committee of Adjustment hearing adds three to five months. A zoning variance is needed for a second storey, an addition beyond permitted coverage, or a changed setback. The hearing sits inside the pre-construction phase and cannot be rushed.

Four things move the figure more than anything else:

Ontario’s Construction Act requires a 10% statutory holdback on construction contracts, released after the substantial completion period. Confirm how the contract handles it, and have a lawyer review any whole-home contract before signing.

Should I move out during a whole-home remodel? For a full gut, yes. Once the electrical is disconnected and the plumbing is out, the house is not habitable, and living on site slows the trades. For a phased remodel that keeps one floor functional, staying is possible. Ask the contractor which model the quote assumes, because it changes both schedule and price.
Do I need a permit for a whole-home renovation in Toronto? Yes, for almost any whole-home scope.
